HEATING and COOLING
It is a good idea to have the HVAC system serviced prior to listing your home. A receipt that shows the Heating and Air Conditioning system in good condition may expedite the sale of your home.
Dirty Air Filter(s) – Clean or replace all the air filters in the home.
Dust at Registers – Dirt can pass around the filter and through the air conditioning system causing accumulation on the air return registers. This can indicate that the filters were not maintained and may cause a home inspector to recommend further evaluation of the HVAC system. Wiping down the registers may avoid this.
Air Conditioner Efficiency – The general efficiency of an air conditioning unit is tested by noting the temperature difference between the air supply register and the air return registers in the home. A general rule of thumb for proper heating and cooling is a system that has a difference between 16 and 22 degrees. Any higher or lower difference can indicate an issue with the system(s).
