Many roofing companies will come out and do a free roof evaluation on your home.  Some roofing companies offer warranties on roofs and this might help expedite the sale of your home.

Cracked or Broken Tiles – Cement and tile roofing can crack through the normal heating and cooling process out in the desert.  This is why it is a good idea to have your roof checked annually for any issues that could lead to water leaks. We recommend a professional check for damage and that you not walk on the tiles to prevent damage and reduce the chance of injury.

Damaged or Missing Shingles – This can create a path for water to leak beneath the shingles to the underlayment of the roof.   We recommend any damaged or missing shingles be replaced to provide proper protection.

Bent or Missing Flashing – Flashing is any piece of metal used to divert water away from a surface.  Many homes have a drip edge flashing around the perimeter of the roof.  All homes should have flashing around the penetrations for ventilation in the roof.  Check to see that all of the roofing flashings are in good order and that none have been blown upwards or blown off during high winds.

Damaged Mortar Flashings – Mortar flashings are the gray balls of cement on a tile roof.  These flashings can crack and separate from the surrounding tiles over time.  This can create a path for water to leak beneath the tiles.   These flashings should be sealed or replaced if they are damaged.
